Sustainable Urban Development – Industrial Facilities

Content: Industry, sustainable real estate development, market and location analysis, sustainable buildings and building services, occupant concept, aspects of economy and finance and cooperative organization structures

The topic of the 5th WinterSchool 2016 will be “Sustainable Urban Development – Industrial Facilities”, where the students have to demonstrate their skills in developing either an industrial facility building or an industrial area. The international groups, which are separated in bachelor degree and master degree groups, have to solve practice related problems in developing such a project considering the aspect of sustainability.

Case-related lectures are offered to cover possible gaps in knowledge and expertise. International lecturers and professional experts share their knowledge with the students in framework of coaching sessions, so that the students can individually request support of a specialist where needed.

Furthermore the FM&REM WinterSchool at the University of Applied Sciences Kufstein Tyrol is a terrific chance to get contacts in the whole world and for learning to work in international teams as well as to get to know the different views of the facility and real estate branch.

Project - Bachelor's Degree Program

A centre for tradespeople is to be developed in the industrial park adjacent to the motorway exit Kufstein Nord. The aim is to analyse what types of businesses would be best suited to this particular area. Furthermore, a proposal for the buildings, warehouse areas and infrastructure should also be developed, taking into account the needs of those businesses. To determine the profitability of the project, the site’s residuum (property value) has to be calculated. The project team assumes the role of property developers (investors), which means they participate in the project at their own risk and invest their own money.

Task: Market- and location analysis

This section poses the key questions which have to be answered during the market and location analysis. This includes the requirements, i.e. the tasks to be dealt with in relation to such an analysis. Finally, it also includes the judging criteria as well as the template for the poster to be submitted. The template for the poster is also available online.

  • What is the demand for small trade businesses in the Kufstein area and what are the needs of these businesses?
  • What types of small trade businesses are suitable for the location in question?
  • Is there a heterogeneous or a very homogeneous usage mix?
  • What are the possible synergies?
  • What market rents can be achieved in this location?

Requirements:

  • Location analysis (micro- and macro-location) and the achievable rents according to the property categories in this area
    Competition analysis (from the point of view of demand –> the target group: small trade businesses. Determine the number of existing small trade businesses in the Kufstein area, including geographical distribution of these businesses
  • SWOT analysis of potential trades as an argument for the decision to set up a small trade business centre
  • Justification for the choice of trades. The decision must be embedded in the previous analyses.
  • Describe the potential synergy effects

Judging criteria:

  • Market analysis fulfilling the requirements
  • Location analysis fulfilling the requirements
  • SWOT analysis fulfilling the requirements
  • Rationale for the choice of trades is logical and comprehensible

Task: Functional planning

What requirements do the selected trades have as far as areas / space are concerned?

  • What synergies are possible as far as a shared use of space is concerned?
  • What is the organisation within the businesses and the logistics on the site?
  • What are the structural characteristics of the building?

Requirements:

  • Sketch of the ground floor plan including site at a scale 1: 500 and a regular floor plan at a scale 1:500
  • Selected sketch(es) of (a) building area(s) at a scale 1:500
  • Entire floor area of the building: gross floor area, utilisable floor area and structural area
  • Illustration of the insulation standards by means of the U-value calculations
  • Heating load calculation and the annual heat energy demand of the heated building areas
  • Information concerning heat energy calculation
  • Heating load calculation for the property (kW)
  • Multiply the value of the heating load by 1500 h/a to get the annual heat energy demand (kWh/a)
  • Divide the value of the annual heat energy demand by the gross floor area to get the typical annual heat energy consumption (kWh/m²a)
  • The typical annual heat energy consumption should not exceed 30kWh/m²

Judging criteria:

  • Have the ground floor and regular floor plans been submitted as required?
  • Have enough elevations been submitted as requested?
  • Do the functions presented match the development concept?
  • Have the energy-related requirements been met?

Task: Residual Valuation

What is the residuum (property value)?

Requirements:

  • Calculation of the income and expenses of the operation (in the context of the market and location analysis, as well as the operating concept) and the market value (GDV)
  • Calculation of the gross development costs (GDC) (in the context of functional planning & architecture), considering the cost groups on 1st level to the principles of cost calculation
  • Define the trading profit for the developer, incl. the cost for project management
  • Calculation of the property value (Residuum)
  • Create a scenario analysis and risk assessment (available parameters: vacancy rates, rental income and building cost)

Judging criteria:

  • Has the residuum been calculated correctly and is it also plausible?
  • Has the GDV been calculated correctly and is it also plausible?
  • Is there a scenario analysis available and were appropriate parameters chosen for the analysis?

Task: Presentation guidelines

Each presentation consists of a poster presentation and a video presentation. The individual sections (subcomponents of the poster) are to follow the DIN A3 template given and have to be printed out and fixed to the poster (glued / pins are not allowed).
Posters must adhere to the structure given and present the project contents in a compact form (please refer to the A0 poster template given).

Video presentation: videos must not be longer than 2 minutes The video is meant to be a marketing tool aimed at convincing the target group, i.e. small trade business owners, to move into the trade centre. The purpose of the video is not just to summarise the individual sections of the poster, but rather to use the findings / results to make your pitch. Creativity and persuasiveness characterise a good video!

Minimum requirements:

  • Duration of the video clip: between 1:48 and 2 minutes
  • Max. 512 MB in size (upload)
  • Format: mp4

Assessment:

Assessment is in the form of a voting competition. Posters are assessed by coaches. Videos are assessed jointly by students (whose votes carry 50% of the weighting) and coaches (whose votes carry the other 50%).

Project - Master's Degree Program

The project examines the issues involved in selecting a company’s location. This includes an examination of potential sites as well as the spatial and functional challenges relating to establishing a company in a particular location. In addition to design- and space-related aspects, the task also takes into account business- and organisation-related issues.

To pass the winter school successfully, participation in all events of the FM & REM WinterSchool is mandatory, except the evening event.

Group work and teamwork are very important during this time. This requires a constant presence. Compulsory attendance begins at 29th of January 2015 at 09:15am and ends at 03rd of February 2016 at 01:00pm

The final grade is composed of the attendance, the final poster project presentation and the advertisement film of the project. For recognition of 4 U.S. credits or 6 ECTS these parts have to be passed positively regarding the overall rating.
